In managing seasonal rental apartments in France (Strasbourg and Colmar). We are now present in Bali and have acquired SuperHost status.

We run a 2 bedroom villa in Seminyak with very good results and very happy clients every time. We are now ready to expand and manage other villas.

Our fees are 20% (charges like electricity, water, cleaning and pool services not included) on every booking.

On site, our team manages rental reservations as well as all stewardship of your property so that you have peace of mind. We have a dedicated and very professional team that listens to our customers and their requests.

Casa Umalas: the numbers (simulation)

Purchase price of a Casa Umalas villa: 360,000 euros.

Estimated price for one night with Airbnb in the surrounding area for accommodation of the same standard: 250/300 euros low season and 350/400 euros high season.

Estimated occupancy rate: 90-95% (27-28 nights/month).

Simulation 60% occupancy rate
(20 nights/month - deliberately low) with a Casa Umalas type villa:

Night at 200 euros. (Deliberately low price)

Rented 20 nights/month = 4000 euros/month - 48,000 euros/year

Deduct 25% of this amount, this includes taxes (10%) and villa management fees (15%), which gives an income of 3000 euros/month - 36,000 euros/year.

From this amount, 10% must be deducted for electricity and staff costs and other ancillary expenses when renting the villa, which amounts to 2700 euros/month - 32,400 euros/year of net income.

By estimating these incomes, the initial investment of 360,000 euros is repaid after 11.11 years. There are therefore 13.89 years of full operation remaining on a 25-year leasehold contract. 13.89 x 32,400 euros = 450,036 euros profit in return on investment for the purchase of a villa.
